Residential Permits
IMPORTANT: Effective September 12, 2019: One-story detached accessory structures used as tool and storage sheds do not require a permit, provided that the floor area does not exceed 200 square feet.
Do I need a residential permit?
These are lists of common project types. If you are unsure if a permit is needed for your project, call the office to discuss your plan with a member of our staff.
Permits are needed for a variety of project types, including, but not limited to:
ALL permits require a site plan to be submitted. You can use Peoria County's GIS map to help make a site plan for your project by printing an aerial view of your property.
- sheds over 200 square feet (prebuilt or site built)
- decks
- docks
- fences
- pergolas, pavilions, gazebos, and carports
- new homes
- additions to homes
- remodels/alterations/repairs to a building
- garages, attached and detached
- pools, above and inground
- electrical, HVAC, & Plumbing work
- demolitions
Permits are not needed for:
- sheds 200 square feet and under; however, these structures do still need to meet setback requirements and accessory structure size limits as outlined in the ordinance.
- re-siding
- reshingling
- cosmetic upgrades such as new carpeting, painting, etc.
What do I need for my residential permit?
Read through the Submittal Requirements Checklist to get a complete list of what is required for your particular project. Please note that only ONE copy of construction plans is required.
Please note that projects requiring plan review require plans scaled at 1/4" = 1', minimum.
Residential projects that require plan review:
- new homes
- additions to homes
- remodel/alteration/repair projects
- garages/sheds/accessory structures over 600 square feet, over 16 feet in width, or over 10 feet in height
- irregularly shaped decks or rectangular decks that are over 600 square feet, over 14 feet in width, or over 30 inches above grade
Residential plan review typically takes 2-3 days once complete code compliant information is received. Projects that do not require plan review can generally be issued the same day at the permit counter provided that they can meet all setback, location, and size requirements.

Residential projects that do not require plan review:
- rectangular decks that are 600 sq. ft. or smaller with a maximum width of 14 feet and maximum height of 30 inches above grade
- sheds that are 201 sq. ft. to 600 sq. ft. with a maximum width of 16 feet and maximum of 10 feet in height to the eave
- Carports that are 600 sq. ft. or less with a maximum of 10 feet in height to the eave
- Gazebos that are 600 sq. ft. or less with a maximum of 10 feet in height to the eave, and not supported by a deck
- Pavilions that are 600 sq. ft. or less with a maximum of 10 feet in height to the eave, and not supported by a deck
- Pergolas
- most pool projects
- Fences

Please be aware: A permit for a swimming pool cannot be issued unless the barrier requirement is met. When a new fence or new deck will be used to meet this barrier requirement, the fence or deck permit must be issued concurrently. Please be prepared to submit a building permit application and other applicable requirements for these types of projects (see below) along with your pool permit application if this applies to your project.
